   Common (Lender) Repairs


Vegetation in contact with the house: Trim all vegetation, (including trees), so it doesn’t touch the house or any attached decks.

 

Conducive debris in the sub-structural crawl space: Remove all wood, paper, cardboard, (including cardboard form boards around the concrete piers), and insulation that is lying on the ground. This includes any form boards that may still be in place.

 

Caulking: Remove and replace all caulking in front of the tubs and showers—caulk around the outside of all windows and doors - caulk any seams and end joints of siding.

 

Rain gutter issues: Clean all debris out of the gutters. Install any sections of gutter/downspout that may be missing. Install splash blocks at each downspout that does not go into an underground drain. Ensure that all gutters are sloped properly and are securely attached to the fascia board.

 

Kitchen and bathroom vents: Kitchen & bathroom vents should be attached to individual roof vents that ensure that all of the discharge is completely outside the attic. Pointing them at attic ventilation vents, (roof, soffit, or gable end) is not adequate.

 

Dryer vents: Make sure that your dryer is not venting into the sub-structural crawl space or the attic.

 

Improper foundation clearance: Make sure that there is at least 6” of clear space between the bottom of the siding and the earth. Trenching along the foundation is not acceptable, it becomes a place where water will pool directly next to the foundation.

 

Earth-to-wood contact: Eliminate all earth-to-wood contact. Check all deck supports posts, support posts in the sub-structural crawl space, the bottom of deck stairs, trim boards around low decks, etc.

 

Plumbing leaks: Look for any plumbing leaks under sinks and in the crawl space. If any are found have them fixed.

 

Loose toilets: Check to see if your toilet is loose. If it is, tighten the nuts that secure the toilet to the floor.
